Harcourt sits in Victoria's Central Highlands — orchard country, granite ridgelines, a town with deep agricultural character and a pace of life that requires no explanation to the people already seeking it.
The task was to position Montrose not as a subdivision but as a residential address with genuine provenance: 39 lots whose identity had to feel as rooted as the landscape surrounding them.
The strategic frame anchored the estate to place rather than product. A deep olive ground, warm cream serif wordmark, and photography that refused to clean up the dry grass or the dead timber carried that frame into every touchpoint — brand mark, site signage, design guidelines booklet, estate map, and a website built to hold the same register across device.
Stage One launched with lots starting from $249,000, and the register opened against a market that now understood exactly who this estate was for.
