Harcourt sits in Victoria's Central Highlands orchard country, granite ridgelines, a town with deep agricultural character and a pace of life that requires no explanation to the people already seeking it.

The task was to position Montrose not as a subdivision but as a residential address with genuine provenance: 39 lots whose identity had to feel as rooted as the landscape surrounding them.

The strategic frame anchored the estate to place rather than product. A deep olive ground, warm cream serif wordmark, and photography that refused to clean up the dry grass or the dead timber carried that frame into every touchpoint brand mark, site signage, design guidelines booklet, estate map, and a website built to hold the same register across device.

Stage One launched with lots starting from $249,000, and the register opened against a market that now understood exactly who this estate was for.
